We exclusively manage each and every one of the apartments in our portfolio. We aim to achieve a consistent 70% plus annual occupancy for your Auckland apartment. We are striving to retain and grow our current portfolio through to the Rugby World Cup 2011 and beyond using  this high occupancy strategy. Owners can view a day by day account of all past revenue and occupancy and view all future bookings, We are happy to advise you on how to get your apartment into this boutique portfolio and would welcome the opportunity to manage your investment if it is fully furnished, smart and close to central Auckland.

As an owner it no longer matters where you are, Auckland or Iceland, as long as you can 'log in' you can be immediately up to date with the key data on your investment.

We have two types of management service;

Serviced apartments

These are sold to consumers on an all inclusive basis mainly via this website, specialising in extended stays with weekly rates and a high return rate particularly from Australian corporates in Melbourne, Sydney and Brisbane. Residential portfolio

This portfolio has lower management fees, the tenants pay for any utilities and the tenancies are for a minimum of 6 months. The consumers who use our serviced portfolio are often new immigrants, relocating executives and are using a serviced apartment whilst looking for more permanent accommodation and is therefore an important feeder market into our residential portfolio. The rest of the information on this page relates mainly to our serviced portfolio.

Hopefully you will get an idea of our formula by having a look at least one apartment page on this website and we strongly recommend you have a closer look at the live table of our most recent bookings at the bottom of this page.

That table represents the actual revenue stream and activity as it is now, today, so if we include your apartment in the portfolio we want it to be in that mix as soon as possible so therefore it has to look good and be in an effective rate range to get quick bookings. If you are considering or assessing our services for the first time you can assess the potential rate your apartment may achieve by finding an apartment in our portfolio that has similar characteristics to yours or email us and we will do it for you. Our system is transparent so that you can always check, for any night past, present and future, the occupied or unoccupied status of your apartment and the rate on that night. This gives owners the level of trust and confidence that they can easily track every cent all the way to their bank account each month.

At the start of 2009 we have operated for 7 years and are expecting to add around 1 or 2 apartments per month especially in key locations such as Lighter Quay. Following the great success of www.aptsinwgtn.co.nz in 2007 we are also very keen to establish a Christchurch and Queenstown operation. We are a boutique management company and we do not trade apartments, we own and operate the 8th floor Quay West apartment but we plan to stick to our knitting, to manage rather than own apartments.  We have completed over 6000 reservations now and are extremely proud of the reliability and consistency of income for owners. Such experience has really honed our ability to develop rate ranges that provide good occupancy outcomes. Our Service

 

We manage fully furnished privately owned apartments that are located in premium Auckland buildings and hotels including Quay West, Metropolis and Lighter Quay. All the apartments we manage are ready to occupy, including linen, glassware, cutlery and crockery. We service them weekly. We take care of all aspects in running your investment as a serviced apartment.

The guests who use our service are business and leisure travellers both domestic and international both short and long stay. . Generally our clients stay in an apartment because they are staying for a few months and want something more spacious and more competitive than traditional hotel style accommodation. Owners can stay in the apartment themselves.  We  will  assist you in deciding if your investment is suitable for operation as a serviced apartment. We have a great group of owners who contribute to our high occupancy. We aim above all else to have a small group of interested owners and a high occupancy at the best possible rate. Why would you consider furnishing your Auckland apartment and operating it as a serviced apartment? The following are some reasons that may suit your particular needs.

The weekly rent will be much higher than if let unfurnished.
The property will not suffer the damage caused by tenants moving furniture in and out
Our apartments are serviced at least weekly, which maintains a high level of security, cleanliness and maintenance.
You can claim tax depreciation on all chattels.
Your property will be part of a portfolio of luxury-serviced apartments including apartments in Quay West,  Metropolis and Lighter Quay.
Your apartment will have its own web page on our website including photographs and floor plan.
Income is paid to you a monthly basis along with a report on its performance and occupancy.
You, or anyone designated by the owner can stay for a night or a month. We handle all reservations and manage all aspects of your apartment for you. You may even live overseas.
We represent owners who may occupy their apartment only at weekends or one week a month or for a period over summer or not at all. This arrangement can be very attractive to owners who wish to stay in their own apartment when in Auckland and when not staying, receive income.
